WASHINGTON, D.C., USA — The busy season for the real estate market is underway. Spring means a more competitive landscape for all players involved. With many factors to consider, it's easy to make a wrong move at some point in the transaction. Here are tips from the Real Estate Top Performers on what not to do for both buyers and sellers. 

Buyers  Don't make any financial changes during the mortgage approval process. It may seem like common sense to not quit your job after you've made the step to purchase a house, but many people make drastic decisions during this timeline. If you happen to be in a career transition, keep your loan officer informed. Even a smaller decision like applying for a new credit card can affect your loan being approved. If you're excited about new home furnishings, wait until after you've moved to apply for any store credit card to receive a discount. 

Sellers  Don't rush to get your home on the market. Just because you hear "it's a sellers' market," doesn't mean you should put a For Sale sign on the lawn before it's ready. You only have one chance to make a first impression. Make any cosmetic changes or repairs necessary before making the ultimate decision to sell. Don't neglect the staging process. You want your home to feel comfortable during an open house or a visit from any prospects, but personal items such as family photos should be stored away. Buyers should be able to envision themselves in the home. The more inviting the house feels, the more offers you'll get.
