WASHINGTON, D.C., USA — Whether you're looking to buy or sell, there are always ways to make the real estate market work for you. Here are tricks of the trade from industry leader Eastern Title & Settlement.

1. Rely on your realtor. Just because there are great websites that show available homes in your area doesn't mean you should conduct a transaction without a realtor. Realtors are the experts and know how to price homes competitively. If you're selling without an agent, you may under-price your house and leave a lot of money on the table.

2. Read the fine print. If the walk-through is taking place after papers have been drawn up, go through them carefully with your realtor. You don't want to get roped into buying something you'd technically already own. In one instance a buyer conducted the walk-through without their realtor and made an offer to buy the security cameras as well. They were unaware those had already been included in the agreement and would've overpaid.

3. Look into refinancing. Rates are incredibly low right now. If you got your loan six months ago or earlier, now's the time to see if your term can be shortened or money can be saved. The industry is constantly changing, so jump at opportunities that benefit you.
