  1. Do a quick close. Most title insurance companies and mortgage lenders guarantee closing within 30 to 40 days. But there are a few that can get the job done much quicker. If you find a team that can close within 10 days, that may be very appealing to the seller, and set you apart.
  2. Add a personal touch. A hand-written letter or a video to the seller explaining what you love about the home could go a long way in the decision process. Sellers want to make sure the house they loved will go to a family they feel is deserving.
  3. Choose the right team. Buyers can't cut any corners in a seller's market. Choose realtors, loan officers, and title insurance agents who have a great reputation, and will work well with the seller's team.
